The kitchen is modern and functional with stainless steel appliances. It is equipped with everything a keen chef should need. A dining room on this floor has a table seating 8nnThere is a second sitting area on the first floor, again equipped with a fireplace. There are also 5 bedrooms on this floor. The first is a double bedroom. This has an ensuite bathroom with bath tub. There are then two bedrooms each with two single beds. Both have ensuite bathrooms but one has a shower and the other a bath tub. There is then another double bedroom which boasts a private terrace and a final bedroom with two single beds. These bedrooms share a bathroom with shower.
Another flight of stairs leads to the second floor. This is home to a large master bedroom. This is beautifully furnished in neutral tones, all aimed at helping guests to enjoy a good nights sleep. It boasts a large bathroom with both shower and jacuzzi bath. There is also a studio area with double sofa bed and fireplace. All the bedroom windows are fitted with mosquito screens and the property enjoys air conditioning throughout.
Also on the ground level is an independent apartment. This is not connected to the rest of the house but is equipped to accommodate those with disabilities. Here you will find two further bedrooms. One is furnished with a double bed and the other has two single beds. There is also a bathroom with shower. This is suitable for wheelchair users. Please note that there is a very low step to access this apartment. Please ask for more details to check its suitability for your needs.
The hill on which the villa stands is divided into a number of different terraced areas. The villa is positioned on the first of these. The villa has been built in a typical Tuscan style. The second terrace is then home to the swimming pool which looks across the vast valley below. The pool measures 14m x 7m (depth of 1 - 2.5 metres) and is surrounded by loungers. This is open from May to September. There is a gazebo providing shade as well as a changing room fully equipped with bathroom, shower, fridge (ideal for keeping those drinks cool!) and even two beds for those looking for a siesta out of the sun.
For those that enjoy al fresco dining, there are two main areas outside where guests can enjoy a meal together or enjoy each other's company over an evening aperitif. There is both a BBQ and pizza oven for guests to enjoy.
From one of the outside lounge areas, a set of external stairs go up to a green painted garden room, a welcoming and intimate refuge where you can relax, have a good coffee, practice yoga or even enjoy a spot of painting. Further on from this room, you will then arrive at a delightful panoramic terrace, under the shade of trees, where you can relax and enjoy the spectacular view of the valley reading a book and enjoying a glass of good wine.

The property is in a rural location. The nearest supermarket is 4 km from the house and a wider selection of shops and restaurants can be found in Lucca, 11 km away. Lucca is the venue for a number of musical and cultural events throughout the year including Lucca Comics & Games as well as the Lucca Summer and Winter Festivals. It is a stunning Tuscan city, also home to an abundance of superb restaurants. Beyond Lucca, there are over 300 luxurious villas characterised by their elegant parks with ornate gardens and fountains.
Pisa is just 28 km away and can be reached in just 40 minutes by car. Viareggio (with it's great beaches) is 41 km away and the popular seaside town of Forte dei Marmi is just a few kilometres further on again. It's also a great base to explore Florence or Volterra which are both 80 km away. Montecatini Terme is also within easy reach. This is a renowned Tuscan spa town and well worth a visit.
Lovers of nature and sports should head to Garfagnana, a beautiful area filled with ancient picturesque villages and mountain trails, perfect for hiking, trekking and mountain biking.
