The Space

The interior living space measures nearly 350 square metres. On the ground floor, there is a large living room. A leather sofa and grey chairs are arranged around a coffee table whilst a TV sits to one side and a large fireplace to the other. A dining area leads from this room. Also on this floor is a separate kitchen. This has white and mint green units and it is equipped with oven, gas hob, fridge and freezer, microwave, coffee machine and dishwasher. Guests will find the master bedroom on the ground floor as well. This boasts an ensuite bathroom. There is also a second bathroom on this level as well as a separate laundry room.

On the second floor of Villa Subbiano, there are four further bedrooms, all with ensuite bathrooms. Two of these are furnished with double beds whilst two each have two single beds. All bedrooms are fitted with mosquito nets.

The remaining two bedrooms are in a separate building within the garden. One of these bedrooms has a double bed whilst the second bedroom has two single beds. Again, both have ensuite bathrooms with showers. On the ground floor of this building is another living area. This is furnished with a small wooden table and sofa, whilst a fireplace sits in one corner. Adjacent to this room is another kitchen as well as a WC and laundry room.

The arrangement works well for a large family travelling together, giving grandparents a bit of peace and quiet in their own accommodation away from everyone else!nnOutside, there is a private swimming pool measuring 10 x 7 metres. There is also an outdoor jacuzzi hot tub for guests to enjoy. This is open from the end of April to mid October each year, weather permitting. On request, the swimming pool can be heated for those staying prior to mid May or between mid September and mid November. This is an extra cost of 400 euros. Please ask for more details. A welcome dinner can also be organised for a small additional charge.

A covered terrace is equipped with a pizza oven, perfect for fun evenings with family and friends. In addition, there is another terrace enjoying incredible views over the surrounding countryside. A first floor terrace also enjoys wonderful views.

Guests also enjoy shared use of a tennis court, situated just 200 metres away. This is shared with guests staying in Villa Mulino and Villa Verna.

Please note that rates exclude a final cleaning fee of 275 euros payable locally on arrival in cash. Also payable locally on arrival is a refundable security deposit of 400 euros. Air conditioning is charged on departure based on usage at a rate of 0.50 euros per kWh. When in use, heating is also charged on departure at a rate of 25 euros per day.
