Bookings For You Ltd acts as an Agent supplying Accommodation, on behalf of property owners in Italy. Our responsibility to you is to take reasonable care in selecting the accommodation supplied. Your contract will be with the Property Owner / Supplier / Principal of the Property in question (the ‘Owner’).

Bookings For You Ltd is a sales agent acting on behalf of the accommodation provider. By proceeding with your booking, you confirm that you accept our terms and conditions as they set out our respective rights and obligations. When making your booking you will be entering into a contract with the applicable Owner of the Property. Your booking with us is subject to these Agency Terms and Conditions and the specific booking conditions of the relevant Owner you contract with. You are advised to read both carefully prior to booking. The Owner’s terms and conditions may limit and / or exclude the supplier’s liability to you. These Booking Conditions will apply to that contract.

All bookings are subject to these terms and conditions.

1. Your Holiday Contract

When you make a booking as Party Leader, you guarantee that you have the authority to accept and do accept on behalf of your party these terms and conditions. You must be at least 25 years old to make a booking with us. Your contract with Bookings For You is made with us on the earliest of either: a) The Party Leader tells us that you would like to accept our written or verbal quotation and you pay us a deposit (or if within 9 weeks of departure, you make full payment); or b) We issue you with a booking confirmation that will confirm the details of your booking and will be sent to you via email.

These Agency Terms and Conditions are governed by English law and we both agree that the courts of England and Wales have exclusive jurisdiction at all times.

2. Your Personal Details

Bookings For You is not the owner of the accommodation booked and is required to provide personal details of the Party Leader and party members to which you consent.

3. Paying For Your Holiday

At the time of booking, you will be required to pay a deposit of up to 50% of the total rental price, dependent on the particular property. The booking deposit of between 30% and 50% of the total holiday price must be paid to Bookings For You before the holiday booking can be confirmed. The deposit is payable via Credit or Debit card, Bank Transfer, Cheque or Paypal at the time of booking.

The balance of the holiday is paid via Credit or Debit card, Bank Transfer or Paypal and must be received at least 9 weeks before the holiday start date.

If the balance is not paid to Bookings For You at least 9 weeks before the holiday start date, Bookings For You reserves the right to cancel the holiday contract. In these circumstances, the booking deposit will not be refunded.

4. Prices

We reserve the right to amend advertised prices at any time.  We also reserve the right to correct errors in both advertised and confirmed prices. Changes and errors sometimes occur. You must check the price of your chosen arrangements at the time of booking.

Selected properties on Bookings For You use dynamic pricing, meaning the final rate is confirmed at checkout. While we strive to display accurate rates, occasional discrepancies may occur due to caching. Only the rate shown at checkout is valid, and Bookings For You is not liable for any differences from previously displayed prices.

5. Confirmation

Please check your confirmation invoice, final itinerary and all other documents you receive from us, immediately on receipt. You must contact us immediately if any information appears to be incorrect as it may not be possible to make changes later and it may harm your rights if we are not notified of any inaccuracies in any document in a reasonable period of time (taking into account the date of your departure) and in any event no later than 7 days. If you cancel or alter your bookings later on, you may have to pay an amendment charge. We reserve the right to refuse your booking. if we do this, we will refund any money already paid to us.

6. If You Change Your Booking

If, after the confirmation invoice has been issued, you wish to change your travel arrangements in any way, for example, your chosen departure date or accommodation, we will do out utmost to make these changes but it may not always be possible. Any request for changes to be made must be in writing from the Party Leader. Where we can meet a request, changes may be subject to payment of an administration fee based on our increased costs as a result of applicable rate changes and any costs or charges incurred or imposed by any of our suppliers. You will be notified of the amount of the fee before you choose to proceed with any change. You should be aware that these costs could increase the closer to the departure date that changes are made and you should contact us as soon as possible. Where we are unable to assist you and you do not wish to proceed with the original booking, we will treat this as a cancellation by you.

if one of your party withdraws from the holiday, someone else can take their place providing they satisfy the conditions of the original booking, and you inform us in writing at least 14 days before departure. The Party Leader must sign the letter.

7. If You Cancel Your Holiday

To cancel the entire holiday, the Party Leader must write to us directly, by recorded delivery at the address on your booking confirmation. Cancellation takes effect on the day we receive your letter. If you cancel after you confirm your booking, you must compensate us for losses as we incur costs from the moment you make the booking. The closer your cancellation is to the departure date, the less likely we are to recover the costs by re-selling the holiday at the original price. Our cancellation charge therefore increases as the departure date approaches, as shown below.

If you have to cancel for a reason covered by your insurance policy, any losses must be claimed directly from the relevant insurance company. Claims must be made directly to the insurance company concerned.

The following cancellation charges apply:

More than 9 weeks prior to departure – deposit

63-0 days prior to departure – 100% of the cost of your holiday

8. If We Change or Cancel Your Holiday

In the event of minor alterations we will do our best to notify you before you travel. If a significant change or cancellation has to be made to your booking, we will notify you as soon as possible. You may then and subject to these Booking Conditions: a) accept the changed arrangements; b) accept an offer of alternative accommodation of comparable standard from us; c) cancel your booking completely, in which case we will refund you all monies paid by you.

9. Force Majeure

Compensation will not be payable if we are forced to cancel or change your travel arrangements because of circumstances beyond our control (“Force Majeure”). We will not be liable or pay you compensation if our contractual obligations to you are affected by any event which we or the supplier of the service(s) could not, even with all due care and attention, foresee or avoid. These include, but are not limited to, war, threat of war, civil strife, riot, any labour dispute but not limited to strikes and industrial action, terrorist activity and its consequences or the threat of such activity, acts of God, natural or nuclear disaster, fire or explosion, chemical or biological disaster and adverse weather, sea, ice and river conditions, epidemics and pandemics, collapse of building structures or any similar events outside our or the supplier(s) control.

In the event that a Force Majeure event results in you having to stay at the accommodation longer than you have booked for, we will endeavour to arrange for you to stay at the accommodation at the pro rata rate at which you booked. For the avoidance of doubt, since a Force Majeure event is beyond our control, we will not have an obligation to pay you compensation.

We shall not be in breach of these booking conditions, nor liable for any failure or delay in the performance of our obligations under these booking conditions arising from a Force Majeure.

In the event of a Force Majeure which affects your travel arrangements, we would always advise you to contact your travel insurance provider to determine what cover is available under your policy.

10. Your Accommodation

This is reserved exclusively for the people named on the confirmation invoice and no other persons are permitted to stay at the accommodation unless this has been agreed with us in writing and appropriate payments made (if applicable).

Should you or any other member of your party be responsible for any breakages, loss or damage of any item of the property or additional cleaning has been necessary, a charge will be made locally or an invoice will be sent to you on your return to the UK.

Bookings For You and/ or the property owner reserves the right to deduct any charges from the security deposit, where applicable.

11. Use of the Property

The Property is advertised as short-term holiday lets only and cannot be sublet or used for any other commercial purposes without the express written consent of the Owner. Owners may terminate your booking without refund in the event you breach this condition.

All event bookings such as weddings, parties, stag and hen do’s are by request only and subject to prior written agreement from the Owner. Owners may terminate your booking without refund in the event you breach this condition.

Please note that any event booking may be subject to additional charges, venue hire fees and a higher security deposit over and above the website rental rates and fees.

The use of temporary structures (e.g. marquees, tents, gazebos) is prohibited without the Owner’s prior written consent. Requests must be made in advance and may incur additional charges. Unauthorised use may result in charges, security deposit deductions, or booking termination without refund.

12. Holiday Insurance

Holiday insurance is the sole responsibility of each individual party member. Bookings For You accepts no liability for loss, damage, personal injury or the cost of medical or other treatment.

We strongly recommend that you take out a comprehensive travel insurance policy, which will include cancellation cover and full cover for your personal belongings as no such cover is provided by us. Accordingly, any such losses incurred remain your responsibility. The travel insurance policy should also cover you in the event of accident or illness, cost and cancellation by you, cost of assistance (including repatriation) and other expenses. We also recommend accidental damage insurance for all members of your party to cover against accidental or negligent damage to the Property and protect against loss in the event of a deduction from the security deposit.

13. Our Liability To You

Bookings For You is an accommodation supplier on behalf of the Property Owner. It is not a Tour Operator and the Package Travel Directive (for short) does not apply to your booking which is for accommodation only. Any liability for loss or damage arising from your stay is the responsibility of the property owner and any claim must be brought against him. Our obligation to you is to take reasonable skill and care in selecting the accommodation offered to you. Bookings For You is not liable for loss, damage, injury or death caused by an event or circumstances beyond its reasonable control including, without limitation, acts of God, governmental actions, war or national emergency, acts of terrorism, protests, riot, civil commotion, fire, explosion, flood, epidemic, lock-outs, strikes or other labour disputes, or restraints or delays affecting carriers. Bookings For You will not accept liability if illness, injury or death is the fault of the Party Leader or any party member or other person not connected with your contract.

Bookings For You liability shall not in any event exceed the total holiday price.

14. Accuracy

Property descriptions are prepared many months in advance. We use reasonable care to ensure the information we provide is as reasonably accurate as possible but we rely on the Property Owner to provide us with full and up to date information about the Property.

All information contained within our website has been compiled from information which we amend as frequently as possible with any changes. However there may be occasions when the advertised property is not as advertised, due to modification. Such situations may be due to local circumstances, water shortages, unsuitable weather conditions, fuel shortages, power cuts and other circumstances beyond our control. if we are advised of this we will notify you as soon as possible, but we can not be held liable for circumstances beyond our control. It is also important to remember that depending on the season, some restaurants, communal pools, watersports and water parks do not operate at all times.

We try our very best to ensure that prices on our website are also accurate, however, occasionally, changes and errors occur and we reserve the right to correct prices in such circumstances. You must check the current price and all other details before your booking is confirmed. We reserve the right to amend the price of any unsold holiday rental at any time and correct errors in the prices of confirmed holidays.

15. Wear and Tear

Guests acknowledge that the Property is a privately owned home and that a reasonable degree of wear and tear is to be expected. While the Owner endeavours to maintain the Property to a reasonable standard, minor cosmetic imperfections, ageing or non-material issues do not constitute grounds for complaint and do not give rise to any entitlement to compensation, refund or other remedy. Only issues that materially affect the use or enjoyment of the Property should be reported to the Owner or their representative during the stay.

16. Building Works

From time to time, building work and the associated noise is unavoidable. We do not control such work and we do not receive advance notification of when such work will commence. We will notify you as soon as we are made aware of any building work that will affect your holiday. However, we will not offer compensation.

We are not responsible for any temporary defect or stoppage in the supply of public services to the property such as water, electricity, gas, telephone or internet, or in respect of any equipment, machinery, or appliances in the property or garden, which are caused by circumstances beyond the control of the Owner.

Occasionally, wi-fi internet connection can be affected by thick walls in some of our properties, and also in particularly rural areas, for which Bookings For You has no control and takes no responsibility.

17. If You Have A Complaint

If you have cause for complaint whilst on holiday, this must be brought to the attention of the local villa or apartment management team immediately so that action can be taken to rectify the problem. Unless there is a valid reason why you failed to report your complaint to the local management team, Bookings For You will not consider themselves to be liable for those complaints, which in any event will be the responsibility of the Property Owner.

Should the owner or local management company be unable to resolve the matter, details of the complaint must be notified to Bookings For You in writing within 28 days of the end of your holiday. Notification of any complaints received outside this period can not be considered. If you do not tell us about your complaint properly, it may be difficult to investigate your complaint thoroughly.

18. Behaviour

Bookings For You can end your holiday if your behaviour, or that of any party member, is likely in our opinion to cause distress, damage, danger or to annoy our other customers, employees, accommodation or anyone else. In these circumstances Bookings For You reserve the right to refuse to complete your holiday arrangements and will not be liable for any refund, compensation or any other costs you have to pay. You agree you will exercise reasonable behaviour and will indemnify as appropriate the property owner if you cause any loss or damage whatsoever. Bookings For You can not accept responsibility for the behaviour of others in your accommodation. Adults must supervise children at all times.

19. Swimming Pool

Children must not use the swimming pool without adult supervision.

Please note that heated swimming pool temperatures are dependent on external weather conditions, including ambient air temperature, wind and rainfall. Maximum achievable temperature is typically 28°C. The Owner will operate the pool heating system in accordance with the facilities advertised. However, no guarantee can be given that the pool will reach or maintain any specific temperature, as this is determined by factors outside the control of both the Owner and Bookings For You. No compensation, refund or other remedy will be payable where pool temperatures are impacted by prevailing or adverse weather conditions.

20. Pets / Animals

Unless otherwise advised, pets and animals are not permitted in the accommodation. Pets may be allowed in certain properties strictly at the Owner’s discretion and only under specific conditions. Additional fees, a higher security deposit, or other stipulations about where the dog can reside at the property may apply. To approve a pet stay, the Owner may require information about the number of pets, breed, size, and age. Any arrangements for bringing pets must be agreed upon at the time of booking. If these conditions are not met or a pet is brought without prior consent, the Owner reserves the right to refuse access or impose additional charges.

21. Access

The property owner and their representative must be permitted to enter the property at all reasonable times upon giving 24 hours notice to inspect the property or contents, carry out necessary repairs to the property or to take meter readings.

22. Breakages Deposit

All bookings are subject to a refundable security deposit to protect Owners against breakages, loss, damage, extra cleaning or unpaid local charges. This is an extra payment or credit card authorisation to hold the property and is not included in the booking payments.

By confirming a booking with us, you authorise us to charge your credit card up to the value of any damage caused on presentation of photographic evidence and / or receipts for repair or replacement. Some Owners require their security deposit to be paid locally or in advance of arrival (you will be notified if your security deposit is payable locally or in advance).

Notwithstanding the security deposit held, you remain liable for the full cost of any repairs or replacements required or other losses incurred by the Owner due to accidental or negligent breakage, loss, damage or other injury to the Property and / or the contents therein. We reserve the right, if instructed by the Owner, to deduct supplementary charges from the security deposit if the Property is not vacated at the stated time or in the event of any other breach of this agreement by you. You are required to leave the accommodation clean, tidy and in the same condition as on your arrival. Any extra cleaning, laundry, and / or rubbish disposal required may be charged against the security deposit.

Please note that any dispute regarding a deduction from the security deposit is to be addressed to the Owner or Owner’s representative. We, as agent, are not authorised to enter into any correspondence concerning the security deposit. Any breakages, damage or loss caused to the Property or its contents during the rental period may result in the forfeit of some or the entire security deposit.

23. Accommodation Courtesy

While you are on holiday, we ask that you respect the condition of the accommodation and ensure that standards are maintained. You are on holiday and are not expected to clean the accommodation but you are required to remove any stains and replace items damaged by party members.

24. Mobility

Your must tell us before the booking if any person in your party as restricted mobility sp that we can advise whether the property is suitable and if you do not do so we cannot be responsible for any loss.

25. Self catering

Properties listed on Bookings For You are offered on a self-catered basis unless expressly stated otherwise in the individual Property description. Catering services, daily housekeeping, or any other staffed services are not included as standard and will only be provided where specifically advertised or arranged in advance with the Owner.

26. Tourist tax

Many of our destinations charge a tourist tax which applies to all holidaymakers and we try to advertise this wherever possible and to the best of our knowledge. However, these charges depend entirely on the local authorities in that country and therefore may be introduced without our prior knowledge and are subject to changes beyond our control. Please note the tourist tax will be in addition to the advertised rental prices. If you require further information regarding the tourist taxes applicable to your booking, please enquire.

27. Travel arrangements

We suggest that you do not make irreversible flight or travel arrangements until you have paid and received final confirmation of your booking as it is possible that the Property is unavailable. We will not be liable for any costs incurred if you choose to make other travel arrangements before you have received final confirmation of your booking.

28. Visa, Passport and Health Requirements

We can provide general information about the passport and visa requirements for you trip. Your specific passport and visa requirements, and other immigration requirements are your responsibility and you should confirm these with the relevant Embassies and/or Consulates if you are unsure of anything. Neither we nor the Owner accept any responsibility if you cannot travel because you have not complied with any passport, visa or immigration requirements. Please not that these requirements may change between your booking and departure. Most countries now require passports to be valid for at least 6 months after your return date. Please check with your doctor for specific information on any health formalities and for your own specific circumstances.

If any clauses or provisions in these Conditions are not enforceable it will not affect the enforceability of the remaining Conditions.
