The Space

A stunning living area welcomes guests on the ground floor. A large lounge with feature fireplace and generous sized sofas flows into a more intimate secondary sitting room, ideal for reading or relaxing, as well as an elegant dining room perfect for hosting memorable dinners. A fully equipped kitchen enjoys direct access to the outdoor areas. Also on this level is a junior bedroom suite with private ensuite bathroom. A laundry room completes the accommodation on this level.

Between the ground and first floor, a charming mezzanine accommodates a bedroom, also with an en-suite bathroom with shower.

On the first floor, there are two bedrooms, each with its own bathroom with a shower. Also on this floor is an elegant sitting room and a dedicated games room.

Up another flight of steps is the second floor. Here, the sleeping area comprises a total of three bedrooms, each with its own bathroom with a shower. All the bedrooms are individually styled and thoughtfully designed to combine Tuscan charm with modern comfort.

The villa has been meticulously restored, preserving the original character of a traditional Tuscan farmhouse u2014 with exposed wooden beams, natural stone, and terracotta floors sitting perfectly alongside sophisticated contemporary design. Interiors are spacious and filled with natural light.

Outside, the space is beautiful. A meticulously landscaped garden provides areas bathed in sunlight alongside charming shaded corners set beneath elegant pergolas. It is an intimate and refined setting offering total relaxation. The panoramic terraces and the patio create outdoor living rooms which are ideal settings for long breakfasts, sunset aperitifs, and dinners under a starry sky. Completing the picture is a panoramic pool measuring 4 x 11 metres and with a depth of 1.4 metres overlooking the surrounding landscape. The reflections on the water blend with the horizon creating the perfect connection between water, sky and hills.

To complete the experience, the owners have created a private spa area. An independent annex has been transformed into a sanctuary of wellbeing, where you can regenerate in total privacy. The private SPA area comes complete with sauna, Turkish bath, shower and relaxation space.

Beside it, a wood-fired pizza oven offers guests to experience the most authentic Italian tradition, turning every evening into a convivial and memorable moment.

The villa is equipped with a pool lift for people with disabilities, allowing those with mobility impairments or the elderly to enter and exit the pool safely and independently.

A charging station for electric vehicles is available in the parking area.
