The Space

Inside, the accommodation is arranged over two floors. The ground floor is the heart of the villa. Here, guests will find a bright and airy living space. Furnished with large sofas and armchairs, and equipped with a flat-screen TV with satellite channels, it's a great place to enjoy one another's company. Large panoramic windows open from here onto the garden, the swimming pool, and the gentle hills of the Maremma. The kitchen is fully equipped, with modern appliances and professional utensils, while an adjacent dining area comfortably seats up to 10 people.

There are also three double bedrooms on this floor, each with a wardrobe and minibar fridge. These rooms can all be laid out either with 2 single beds or with a large kingsize bed. In one of the bedrooms, it is also possible to add an extra single bed, ideal for families or groups with children. All bedrooms have a private bathroom. Two of these are equipped with showers whilst the third has a bath tub. A guest bathroom with sink and WC completes the floor.

On the first floor, there is another double bedroom with private bathroom with bath tub, equipped with a wardrobe and minibar fridge. Once again, this room can also accommodate an additional single bed if required.

There is also a lower ground floor where guests will find a laundry room with washing machine.

The villa blends modern comfort with rustic Tuscan charm. Rooms are spacious, elegant, bright and welcoming. French doors allow for a natural flow between the interior and exterior, bringing the light and the beauty of the surrounding countryside indoors, whilst the layout ensures that everyone can find their own quiet corner, while still enjoying the generous shared spaces of the living room, kitchen and dining area.

The villa is set on over ten hectares of private land, nestled in Tuscany's Maremma countryside. Perched on a hill, the property offers sweeping views of the surrounding hills, dotted with olive groves, fields and meadows. On clear days, you can even see the sea on the horizon. Closer to the house, a manicured garden laid with lawns is the perfect spot to relax outdoors, soak up the sun, or enjoy peaceful moments immersed in the tranquility of the countryside. The olive trees surrounding the villa create an authentically Tuscan atmosphere and ensure complete privacy.

The private swimming pool (14 x 5 metres) is perfectly placed to make the most of the views. Around the pool, there are ample spaces for relaxation and outdoor living, perfect for reading, sunbathing, or simply enjoying the peace and calm.
