They have ensured that the house has retained many of the original features, restoring the wonderful chestnut beams and terracotta flooring throughout which is so typical of this region. At the same time, they have done everything to ensure that this house offers guests a truly relaxing 'break from it all'.

The outside space is simply idyllic. Three acres of private gardens complete with gated private pool (12m x 5m) surround the property, whilst the views over the Upper Tiber Valley and Lake Montedoglio are nothing short of breathtaking. There are plenty of outside eating areas, perfect for al fresco dining. The extent of outside space, whether it's lawns or woodland, ensure that there is space for everyone to find that relaxing quiet corner of the garden, even if you're part of a large group. Table and chairs and sun loungers are provided for guests use.

Guests enter the property through two large French doors that open onto the patio to the front of the villa. The patio is covered by a pergola and provides the perfect shady area for al fresco dining in the heat of the afternoon sun. To the left of the patio is a wood oven and a stand alone BBQ. The French doors give access to a dining room with a large, granite dining table seating 10. This then leads through to the kitchen.

The kitchen is well equipped and has a 4 ring gas hob, oven, large fridge/freezer, microwave, coffee machine and dishwasher. There is a washing machine in a large under stair cupboard.

There is also one bedroom on the ground floor with a pretty iron double bed and stable doors giving access to kitchen patio and villa gardens. The bathroom on this floor has a spacious corner bath with a wall mounted shower in the bath.

A set of stone stairs leads from the hallway to the first and second floors. On the first floor there is a living room with stone fireplace. The nearest small supermarket is 2km away. There are a number of larger ones a 25 minute drive away in Sansepolcro. The nearest bank, chemist and post office are in Caprese Michelangelo.
