This is an absolutely stunning villa in the beautiful Italian Lakes, situated just a 20-to-25-minute walk from the lakeside beaches and set within large, beautifully kept private gardens. The situation is wonderfully quiet and peaceful in a sought after and well-kept neighbourhood. A beautiful, contemporary pool was installed in 2016 and the property enjoys high speed WIFI internet access.
The property is set over two levels. On the ground floor, there is a sunny open plan dining and kitchen area with 3 sets of double doors that open onto the terrace. The kitchen is well equipped to a high standard with Nespresso coffee machine, dishwasher, oven with ceramic hob and microwave. The dining area has a lovely square dining table with chairs for 8 guests, and an additional pine table with 4 chairs. There are also 2 bedrooms and a large family bathroom on this floor. The first of these bedrooms is a lovely double room, enjoying doors to the terrace area. There is a chest of drawers and wardrobe in this room. The second is ideal for children and teenagers and sleeps 4 in total. There is one set of bunk beds in this room as well as a single bed with extra pull-out bed. These beds can be laid out as 2 singles or pushed together to form a double. This room has a chest of drawers and wardrobe. The bathroom on this floor has a large corner bath as well as a separate shower. Upstairs, there is a wonderful bright and airy living area with 3 sets of double doors opening onto the wraparound balcony with stunning views. For those staying during the Winter months, there is a fireplace and ample supply of logs. There is a 50 inch digital TV with built in Apple TV, Netflix and Amazon Prime for use with your own account. There is no terrestrial or satellite TV service. The house has FTTC high speed broadband (current download speed of 25mbps and an upload speed of over 5mbps) making it super quick and easy to stream Netflix or download music etc. There are also two double bedrooms on this floor, both with a chest of drawers and wardrobe and also with ensuite bathrooms with showers. Doors from the master bedroom also lead onto the large balcony where there is a rattan table and chairs for seating 8 people as well as a wooden table and 4 comfortable reclining chairs. nFor those who like to dine al fresco, there is a large terrace area on the ground floor of the property with oval dining table and chairs for seating 10 people. There is also a Weber BBQ. Awnings can be lowered to provide shade during hot summer days. The gardens are spacious and offer plenty of space for children to play or for adults to enjoy the sunshine. A gardener regularly tends the mature gardens and in the summer months it is filled with the scent of the numerous roses and lavender plants that dominate the area immediately surrounding the terrace. A beautiful swimming pool was installed in 2016. Measuring 10m x 4.5m this very high quality in-ground pool has a maximum depth of 1.6m and is complemented by a large terrace made from Pierra sand-coloured tiles, providing plenty of space for loungers and giving the pool a very contemporary look and feel. The sandy coloured pool interior gives the water a gorgeous pale blue effect. The pool has an electric security cover that can be used if young children are staying in the property. The pool is open from 1 June to 30 September each year. For those staying for a longer period, the property enjoys all the practical elements you would expect. There is a large basement area housing a washing machine and dryer. There is also an extra fridge here and a freezer, perfect for storing your ice cream and wine supplies! The property has a long private driveway with ample parking for a number of cars.
Colmegna is a pretty lakeside village with an excellent restaurant at the Camin Hotel as well as a more traditional pizzeria/trattoria. There is also a small but popular beach area here from where you can enjoy a refreshing swim in the lake. For nature lovers, the woods up the hill from the property link into large a network of walking trails for short walks and picnics or longer treks that give fabulous views of Lago Maggiore. It's a great base to visit the lakeside towns and villages all around the lake. Nearby Luino hosts the biggest weekly market in Europe, whilst at the top of the lake in Switzerland is Ascona and Locarno. The latter boasts an amazing lido and spa. Across the lake and within easy reach using the ferry network are Cannobio and Cannero. And of course, you can also use the ferry network to reach towns such as Stresa at the other end of the lake. This is one of our favourite villas on Lake Maggiore. It's lovely and spacious and is set in a quiet residential area set just back up the hill from the lakeside at Colmegna.
