The church does open once a week on a Sunday morning and there is a superb restaurant - La Foresteria - less than a minutes walk away. But otherwise, guests will have this 5 bedroom Tuscany villa and the hilltop to themselves.
Please note that electricity consumptioOutside this 5 bedroom Tuscany villa boasts a small private pool and heated private jacuzzi, both positioned to make the most of those wonderful views. The pool is open from mid April to end September each year. It may also be possible to heat the pool, even out of season. Please ask for more details and costs.
Inside, the villa is laid out over two floors. On the ground floor there is an open plan living and dining area, kitchen, separate laundry room and two bedrooms, both with ensuite bathrooms. One of these bathrooms is adapted for wheelchair users. The kitchen is fully equipped but we think guests will frequently be too tempted to eat in the nearby restaurant rather than cook for themselves! Of course, we can also provide the services of the chef in the comfort of your villa if you prefer.
On the first floor of this 5 bedroom Tuscany villa, there are three further bedrooms, nestled into the eaves of the house. All the bedrooms have ensuite bathrooms. Two of these rooms have double beds whilst a third can be laid out as either a double or twin room. Please note that one of the bedrooms on the first floor has access to another room which is equipped with two single beds. The layout can work well for a family with children or for a group of children to sleep in the same room. All the bedrooms are also equipped with wall mounted TVs. The decor is modern in style throughout.
Parking for this 5 bedroom Tuscany villa is available in the village square just 50 metres from the villa.
The setting of this 5 bedroom Tuscany villa is truly unique. Surrounded by the remains of walls that date back to 1050 AD, the gardens enjoy 360 degree views and are divided into various lawned and decked areas. There are tables and chairs for outdoor dining as well as plenty of loungers for relaxation.
For those staying during the colder months, heating GPL is charged on departure based on consumption at a rate of 1.70 euro per litre. In the warmer months, air conditioning is included up to 300 KW. Any usage above 300 KW is charged at market conditions. This is currently set at 0.75 euros per KW.
A security deposit of 800 euros must also be paid in cash on arrival but is refunded on departure upon the property being left in satisfactory condition. A final cleaning fee of 250 euros is also payable on arrival. A complimentary clean is provided mid way through your stay for stays of a week or more.
This 5 bedroom Tuscany villa is truly in a unique position to enjoy a stay in Tuscany. However, it's also a great location if you wish to explore all that Tuscany has to offer. Florence is just 35 minutes drive away, Lucca 25 minutes, Pisa 40 minutes, Siena 1 hour and 20 minutes and San Gimignano can be reached within an hour.
On a clear day, it is even possible to see the towers of San Gimignano and Volterra from the garden of the house.
For those wishing to travel by public transport, bus and taxi services are available in Monsummano (3 km away) and there is a train station in Montecatini (8 km).

Guests can not possibly tire of the incredibly views that the hilltop setting provides!
