This is a truly stunning 6 bedroom villa in Umbria, beautifully furnished to an extremely high standard and in an idyllic setting. Located in the heart of rural Umbria, the house enjoys spectacular views and its elevated position means it's perfectly placed to make the most of the cooling Summer breeze.
The villa interior measures 5000 square feet in total and boasts 6 bedrooms (2 doubles and 4 twins) laid out over three floors. On the ground floor, guests will will find a number of living areas including a library, sitting room, kitchen and dining room. The library has an extensive collection of books as well as plenty of games and DVDs and has doors that lead onto a covered terrace outside, whilst the large sitting room boasts a stone fireplace, TV and DVD player, Mini DisplayPort connectors for streaming Netflix and bluetooth compatible speakers for those who would like to listen to music. The dining room can seat up to 16 and leads through to a kitchen which has an additional seating area for up to 8 guests. The kitchen is well equipped with range cooker, one large fridge freezer with ice maker and a further smaller fridge in a large central island unit. There is also a sink within this unit as well as two other sinks. The owner has ensured that the kitchen has all the modern appliances holidaymakers could need including coffee machine and food processor. Two terraces lead from the kitchen, providing the perfect space to dine al fresco and allowing guests to have the choice of dining in full sunshine or in shade. There are also two bedrooms on the ground floor. The first is a double bedroom with king sized bed and ensuite bathroom with walk in shower. The second is a twin bedroom with matching four poster beds. Guests in this room enjoy an adjacent shower room. A games room provides the perfect entertainment space with table tennis table, swings and exercise equipment such as Swiss balls and yoga mats. Finally, there is a WC, boot room and laundry room on this floor. The latter has both a washing machine and tumble dryer as well as full ironing facilities. A flight of stairs leads to the first floor where there are three further bedrooms. The first is a stylish master bedroom with kingsize four poster bed. It has a dressing room which can also be used as a study as well as an ensuite bathroom with free standing bath and walk in shower. The other bedrooms on this floor are both equipped with two single beds and share a bathroom with bath tub, his and her sinks and shower. Also on this floor is an additional living room with wood burning stove and TV. It enjoys access to an outside terrace. The final bedroom is also a twin room and is on the second floor of the house. This enjoys an ensuite shower room. The decor throughout is stylish, combining modern and antique pieces to create a charming, welcoming space. Exposed beams and tiled floors work in harmony with contemporary furnishings and 21st century technology to create a real home from home. Outside, the house is set within spacious enclosed gardens with numerous terraces and relaxation areas, allowing guests to spend time together enjoying each others company or to find some peace and quiet on their own if they prefer. Olive groves surround the property whilst within, there are immaculately tended lawns, perfect for a spot of croquet, badminton and boules. Keen cooks can help themselves to the herbs grown within raised beds including rosemary, thyme and sage whilst the scent of lavender fills the air. For those looking a more active stay, three mountain bikes are provided allowing you to explore the numerous country trails. The infinity edged salt water swimming pool (6 x 2 metres with a depth of 1.5 - 2.5 metres) is positioned slightly away from the house and enjoys a South Westerly aspect allowing guests to enjoy hours of daily sunshine. A group of mature oaks that grow near the pool provide cooling shade and a hammock is provided here from which to enjoy an afternoon siesta! Guests can enjoy views from the swimming pool across the valley to the woods beyond and towards the nearest neighbour who is just visible through the trees about a kilometre away.
Local amenities are within easy reach. The vibrant town of Citta di Castello is just 15 minutes away by car where there is a weekly market and numerous shops and restaurants to enjoy. Closer to home, the local village - Fraccano - boasts an excellent restaurant and a great pizzeria. This is just a 5 minute drive away. For those who manage to drag themselves away from the pool, there is plenty of sightseeing to be enjoyed within an hours drive including the stunning cities of Perugia, Assisi, Cortona, Gubbio and Arezzo. This is a great property to enjoy whatever time of year. Spring is the perfect time for walking, cycling and sightseeing, Summer is perfect for sun worshippers and those craving long sunny days whilst Autumn is the perfect time for foodies to visit since it coincides with the olive harvest and is when you can enjoy the famous white truffles and porcini. It's also when the region plays host to a number of food festivals.

We absolutely love this property. It really does offer an idyllic setting for any stay in Umbria. We also love the owner's attention to detail. He really has thought about everything guests could need, providing plenty of entertainment options to enjoy together both inside (including table tennis and an extensive film and games collection) as well as outside (such as boules, croquet and badminton). We think it's a great option for families. However, please note that there are steep drops at some points around the house. These are fenced but not child proof.
